Tenant FAQs

How much is the holding deposit?
A tenant renting a property through Righthaus only needs to pay 1 week’s rent as a holding deposit, and you’ll also need to pay 5 weeks rent in advance as a security deposit. The holding deposit will be due once the landlord has provisionally agreed to your tenancy.
Do I still need to get insurance?
The landlord will get their own buildings insurance. You will need your own insurance to protect your possessions against theft, and of accidental damage to the property.
What references are required?
Typically, our checks include a credit reference check, a reference from your current landlord and verification of your earnings. We may also ask for a reference from your employer, or your accounts details if you’re self-employed.
Will I need a guarantor?
Some circumstances may require a guarantor to support your tenancy, which helps to insure your payments to the landlord. We may request this if you’re on a lower income or if you’re intending to return to your studies.
Who pays the bills?
Unless stated in your tenancy agreement, all utility bills are your responsibility. You’ll need to arrange set up and closure of any necessary accounts with chosen suppliers, when you move in and move out.
